House Policies
Below find various policies for the house. Please refer to these policies before submitting any paperwork. Additional information and policies can be found in the subsequent application forms. Any further questions regarding these policies should be directed to the management office via the contact form on this website.
Purchasing
Allow at least ONE MONTH processing before closing date. Purchasers will be informed of an interview date by Robert Eberhart AFTER processing has been completed and the Board has agreed on a time to meet.
Fees include: $200 processing fee; $500 Co-Op fee
Co-op questionnaires will be sent on management’s own questionnaire form. All other forms require a $200 fee

Subletting
Written consent to sublease is necessary. Sub-lessee meeting with board is critical.
Sublets are allowed on a yearly basis only, with a possible extension for an additional year upon request.
Sublets are only permitted in 20% of units in the house at any one time.
Combined move-in/move-out deposit kept in escrow until move out to ensure against damages: $1000
Additional fees include: processing fee: $150, credit check fee: $50
Application (original and PDF versions) must be submitted, with ancillary materials, to Robert Eberhart above at least ONE MONTH before start of sublease
Insurance certificate must name Robert Eberhart and 166 Tenant’s Corporation as additional insured.

Repairs
If a repair is outside of the interior wall of the apartment and is evident to the shareholder then it is the shareholder’s responsibility to fix that. (i.e. Leaky faucets, etc. are the shareholder’s responsibility.) A shareholder whose neglect of maintenance causes damage to another resident’s apartment is responsible to pay to repair those damages.
