Breaking Your Lease

Insurance
Tenants are strongly advised to obtain protection for their personal items in the form of renter's insurance. New leases carry the requirement that tenants obtain renters insurance or enroll in "Legal Liability to Landlord Insurance" via Appfolio at a cost of $9.50/month.
Keys
Tenants are required under the lease to provide a landlord with copies of all keys to apartment door locks. This is necessary in the case of an emergency. Upon moving out, ALL sets of keys must be returned to the landlord or your superintendent. This includes mail box keys.
Moving Out
Please notify us of your forwarding address and fill out the checklist below. Security deposits will be returned with 45 days of your move-out date. Please do not call our office in the first week of your vacancy.

Pets
Pets are generally not allowed in most apartment buildings.
Those who do harbor a pet are required to maintain both their own personal space and public hallways, keeping floor and walls free of pet odors and waste. Noise or odor complaints could result in the removal of you and your pet from the house.
In co-op buildings, pets must be approved by the board before being allowed in the building.
If you have any questions, please contact management before adding a pet to your household.

Renewal Leases
Renewal leases are sent out 90 days before the end of your lease. Tenants are given 60 days to respond. You MUST answer your renewal lease - whether you are staying or vacating. We cannot simply "assume" that a tenant has decided to move out. Management DOES NOT accept month-to-month leasing on apartments. At the end of your lease term, your only options are to RENEW or VACATE. Please review our full policy:

Rent
Rent is due on the FIRST day of every month. We accept cash, personal checks, money order, or online payments. Rent must be received in the management office. Tenants are given a grace period of about two weeks before a late payment is imposed. Late charges are $50 for apartment tenants. Any payment of rent AFTER the due date is LATE.
Roommates
Each lease has a sole tenant listed on the face of the lease, known as the primary tenant. Any approved roommates should be listed in the additional clauses of your lease.
If you change roommates during your tenancy, you MUST NOTIFY MANAGEMENT BEFORE this change takes place and provide all necessary documentation (i.e. photo ID, apartment application, etc.). Please refer to the "Rentals" section of our website to fill out an apartment application.
A "change of roommate fee" is charged with each new roommate, generally a $300-$400 fee, depending on your lease. If it is discovered that undocumented individuals are living in your apartment, you will be charged an additional fee and may be subject to eviction proceedings.
