Policies
Below find various policies regarding subletting, purchasing, alterations, and pets. Please refer to these policies before submitting any paperwork. Additional information and policies can be found in the subsequent application forms, and in the house rules (see below). Any further questions regarding these policies should be directed to the management office via the contact form on this website.
Alterations/Renovations
Application must be submitted with plans, deposit and agreement, to Robert Eberhart BEFORE any work can begin. Allow TWO WEEKS for processing.
Certificate of insurance must include Robert Eberhart and 218-220 Owners Corp. as additional insured.
Fees include: $1000 deposit; $250 non-refundable processing fee
Pets
As of January, 2015, the pet policy has been amended to disallow dogs or cats completely. Only animals present in the house prior to January 1, 2015 will continue to be allowed. Other animals are not allowed entrance to the building. Pets are allowed only with permission of the Board. No pets allowed for sublessors.
Purchasing
Fees include: $450 processing fee; $75 credit check; $500 non-refundable move-in fee and $500 move-out deposit
Application and all ancillary materials must be sent, in ONE original and PDF form on CD and by email, to Robert Eberhart. Please allow at least ONE MONTH processing time. Purchasers will be informed of an interview date by Robert Eberhart AFTER processing has been completed and the Board has agreed on a time to meet.
Co-op questionnaires will be sent on management’s own questionnaire form. All other forms require a $200 fee
Move-in/out allowed only on weekdays during normal business hours.
Repairs
If a repair is outside of the interior wall of the apartment and is evident to the shareholder then it is the shareholder’s responsibility to fix that. (i.e. Leaky faucets, etc. are the shareholder’s responsibility.) A shareholder whose neglect of maintenance causes damage to another resident’s apartment is responsible to pay to repair those damages.
Smoking
No smoking or vapor inhaling in public areas of the buildings including the exterior refuse cage and front stoops. Shareholders are responsible for eliminating 2nd hand smoke and odors that escape their apartments into building common areas or other resident's units.
Subletting
Shareholders must have lived in their apartment for at least 3 YEARS before subleasing.
