Policies

Below find various policies regarding subletting, purchasing, alterations, and repairs.  Please refer to these policies before submitting any paperwork.  Additional information and policies can be found in the subsequent application forms, and in the house rules (see below).  Any further questions regarding these policies should be directed to the management office via the contact form on this website.
Subletting
Sublets are allowed on a yearly basis ONLY

A shareholder may sublet their apartment only if he/she has lived in the apartment for at least TWO years.

Application fees include: Processing Fee, Move-In and Move-Out Refundable Deposits: $300 each; $750 sublet fee for B and C line apartments or $1000 sublet fee for A line apartments

Application, fees and all ancillary materials must be submitted, as original and PDF format, to Robert Eberhart at above address.  Please allow for ONE MONTH processing.  NO incomplete applications will be accepted.


Purchasing
Applications must be submitted, at least ONE MONTH before closing date, to Robert Eberhart.  Purchasers will be informed of an interview date by Robert Eberhart AFTER processing has been completed and the Board has agreed on a time to meet.

Fees include: Co-Op Fee: $600; Processing Fee: $300,

Co-op questionnaires will be sent on management’s own questionnaire form.  All other forms require a $100 fee


Alterations/Renovations
Application, plans and deposit must be submitted to Robert Eberhart at least two weeks before proposed work.  No work is permitted to commence without approval of the Board.


Repairs
If a repair is outside of the interior wall of the apartment and is evident to the shareholder then it is the shareholder’s responsibility to fix that.  (i.e. Leaky faucets, etc. are the shareholder’s responsibility.)  A shareholder whose neglect of maintenance causes damage to another resident’s apartment is responsible to pay to repair those damages.
